ICF Buildings - So what's it all about? 

ICF stands for Insulated Concrete Form. It's a type of building method that uses interlocking modular units that are made from expanded polystyrene (EPS) foam to create a framework for a buildings walls. The insulated concrete forms (ICF) are then filled with concrete to form a solid structure, resulting in a sold structure that offers exceptional strength, durability and insulation. 

How much does it cost? Will it save money on the project cost? 

We're often asked about the initial cost of building using ICF methods compared with brick or timber. 

In our experience ICF materials may be slightly more expensive than traditional methods (between 15-30% more depending on the scope of works, size of your project and various other factors), but the process of actually building using ICF can significantly speed up the build (by several months in some cases), so it's swings and roundabouts. 

The simple answer is that every single project is different and until a QS has priced specific quantities based on proper drawings it's very difficult to say. 

What is worth considering is the cost savings you may experience once the project has been built, as ICF properties are very well insulated, thus being very energy efficient.  

Why consider using ICF building methods? 

We have noticed a big increase in the number of customers contacting us over the last 12, interested in building using a ICF method. So, why? 

Building with Insulated Concrete Forms (ICF) offers several advantages over traditional construction methods, several of which we discuss below: 

Structural strength and durability - The combination of concrete and foam in the ICF walls create structures that are exceptionally strong and resistant to various external forces, including wind, fire, and moisture. This durability ensures that buildings constructed with ICF stand the test of time, requiring minimal maintenance.

Design Flexibility - Despite its solid construction, ICF is highly versatile and can accommodate various architectural styles and design preferences. From contemporary to traditional, ICF allows for customisable designs that meet the unique requirements of each project.

Speed of Construction - Building using ICF can considerably speed up your building project. Once the modular units are built with steels, the concrete is ready to pour to form the walls of the building. The prefabricated nature of ICF blocks and the ease of assembly streamline the construction process, enabling projects to be completed faster than using traditional building methods.  

Energy Efficiency - Buildings that are built using ICF provide a range of energy efficiency benefits due to the insulated walls, thus helping to reduce energy bills. We have read reports that ICF properties require an estimated 45% less energy to heat, which in today's climate of inflated energy prices could help owners save thousands of pounds a year.  

Sound Proofing - ICF walls possess excellent soundproofing qualities, so you will notice less noise internally from room to room, as well as noise from outside. If you live in a noisy neighbourhood, or the people living with you make lots of noise ICF construction might be useful. Noise from children's rooms or music rooms could be a thing of the past!
